The owner had clear requirements for the project that included reclaiming and reusing every piece of wood, the construction of a koi pond and pool, the installation of a car stacker in the new garage, and the restoration of the main house to its original beauty with a new kitchen, bath and master closet.

Sustainability was a key objective. Certainly, the most sustainable aspect of the renovation was the reuse of the existing buildings on the site.  But the sustainability efforts did not stop there.  Great care was given to salvage old-growth pine from framing members to reuse as stair treads and flooring.  Old siding was re-milled for flooring in the garage apartment.   Salvaged antique fireplace surrounds found in New York City add additional character to various rooms throughout the house. Innovative new technologies were also employed. The koi pond is replenished by a rainwater collection system. A previous gravel paving surface enabled old growth trees on the site to thrive during and after construction.

Special attention was given to the preservation of the original details of the house. The railings, the stairs, the exterior column capitals all demanded extensive restoration.

Looking at this majestic home today no one would suspect that it once housed four separate apartments each equipped with its own kitchen, bathroom, and entrance.

 The project was completed in June 2010 after 2 ½ years of construction.

The Luby Shaffer house was built in 1907 for a prominent San Antonio family who occupied it for more than 50 years. Sometime after 1968, it was converted into a multi-family residence with four apartments in the main house and two apartments in the carriage house.  In the ensuing years, the property fell into disrepair. Building components were replaced in a way that didn’t respect the original integrity of the building and often were not repaired at all.

Located in the King William Historic District, this home had always been one of the most prominent residences on the street. Sadly, when the restoration project began the home was barely visible due to overgrown vegetation.

The scope of the restoration project included four distinct buildings. There are historic structures. A modern garage with an apartment above was the sole new building that was added. The architect used historic photos of a large barn that had once stood on the site to determine the orientation of the new building.

The three-story main house was restored to a single-family home.  The carriage house was converted into a guest house/cabana.  The original single car garage became a workshop.
